New listing on Lake Burton – 678 Meeting House Mountain
I listed a Lake Burton home this week at a really good price! Jump to the bottom of this post for details.
First, a little general information about homes on the lakes in Rabun County, GA. When you are building, remodeling, or buying on a Georgia Power leased lot there are some restrictions that must be considered. There is a state law requiring a buffer that reads: ”there is established a 25 foot buffer along the banks of all state waters, as measured horizontally from the point where vegetation has been wrested by normal stream flow or wave action” This is very important because you cannot build structures inside this buffer zone without a varience. It goes on to say, ”no land-disturbing activities shall be conducted within any such buffer; and a buffer shall remain in its natural, undisturbed state of vegetation until all land-disturbing activities on the construction site are completed, except as otherwise provided by this paragraph. Once the final stabilization of the site is achieved, a buffer may be thinned or trimmed of vegetation as long as a protective vegetative cover remains to protect water quality and aquatic habitat; provided, however, that any person constructing a single-family residence, when such residence is constructed by or under contract with the owner for his or her own occupancy, may thin or trim vegetation in a buffer at any time as long as protective vegetative cover remains to protect water quality and aquatic habitat.” There has been some controversy in the past as to how exactly a seawall is treated, since technically it is construction (more on this another time).
In many cases the exception to this rule is to find a property that existed before these laws were enacted and is considered “grandfathered in.” Keep in mind that Georgia Power Company is usually the end-all say in the properties they lease, but they are also pretty accommodating and skilled at finding balance between the lakes and development. Usually the company will allow you to remodel and maintain existing structures, sometimes even completely replacing them as long as your construction does not fall outside the boundaries of the original building.
My new listing is special because it is built right at the water’s edge on Lake Burton, and you simply cannot build this close to the water anymore. It is a single bedroom cabin with a kids’ loft and some extra beds, and what an awesome place to vacation at the lake! You can walk out from the living room onto a large covered deck out over the water (there is another deck below with room to spread out and a swing). Anybody who buys this will certainly spend more time on the deck than in the cabin because that’s what you came to the lake for, right? The views are of the open water south of Burton Bridge.
The boat house has two stalls with lifts for year-around storage of your ski boat and pontoon. On top is a huge sundeck with a panorama of Lake Burton that has to be seen. Another dock, large parking area, and low-maintenance yard fit nicely on this lakeside leased lot.
